Overview
Orchard View is a new detached dwelling built on a quarter acre plot annexed from adjacent Grade II listed dwelling ‘Abbotsbury’. The plot was once a kitchen garden but had become derelict and overgrown. Numerous planning applications for above ground dwellings were refused by the Local Authority, and latterly at Appeal. Key issues being the impact on the character of the Chipping Campden Conservation Area (CCCA) and Abbotsbury with concerns that additional visible buildings would undermine the semi-rural character of this area and views through the site would be reduced.
In early 2015, planning permission was granted for a subterranean house on the site. Our client purchased the site with this permission intact. They appointed Hayward Smart Architects to reimagine what they had assessed as an uneconomic and poorly functioning design. Their brief was for a modern, natural light filled home that would be well insulated and designed for low energy use.
The Design
HSA commenced work in early 2017, generating a fresh concept and working with planners through a pre-application process to align expectations and mitigate risk. The plan was re-orientated so that habitable accommodation was arranged around a south facing courtyard, incorporating lower cost, more sustainable construction and with numerous features to promote light. The existing greenhouse wasis replaced with a simple pitched roof structure to provide an entrance hall, garden room and stairwell and connect the visible part of the dwelling through the Cotswold vernacular.
