The area surrounding the plot is predominantly residential in nature, and with Y Borth identified as a Rural Service Centre by the local authority with a good range of services and public transport links, it was clear that proposals would be well received.
The topography of the site is a constraint but also as a benefit as the layout has been generated to ensure ease of access, whilst maximising the views north along the coast. Outline consent with all matters reserved, aside from access, was consented for 15 properties with 5 differing designs with 4-5 bedrooms. Almost all have primary living accommodation at upper floor levels to make the most of the views.
The materials selected reference the local area, with stone, textured render and metal standing seam cladding being used. Properties at the lower levels of the site adopt a pitched roof form to reference the adjacent existing dwellings, whilst those at high levels have flat roofs to limit overall massing.
