Old Mullions

Contemporary extension to a Grade II listed house in a South Warwickshire village, set within a conservation area.

The existing property, dating from the 17th Century and formerly three cottages, has an attractive appearance from the front, overlooking a central green in the village, but the rear of the property had been significantly altered over the years with unsightly extensions and features that severely detracted from the overall character and appearance of the property.

After working with the Local Authority Conservation Officer, Hayward Smart were able to obtain planning and listed building consent for various internal and external alterations, and single and two-storey extensions to the rear, providing improved kitchen, dining and utility spaces at ground floor and a family bathroom within the gabled extension at first floor.

Large expanses of full-height sliding doors wrap around the single storey kitchen and dining extension, giving direct access to and views out over the garden, as well as ensuring the historic stonework of the rear wall of the property was highly visible from inside and out. A strip of roof glazing runs along the full length of the single storey extension, providing a lightweight connection between old and new, and floods the kitchen and dining space with natural daylight.

The unashamedly contemporary design of the extension, whilst contrasting with the traditional style of the original part of the house, sits harmoniously within its surroundings and allows the history of the property to be expressed, preserving and enhancing the character of the listed building.
